There are instances when the Department of Veterans Affairs (VA) might waive its minimum requirements. However, there are some requirements the VA will not waive. These requirements are set to ensure the safety of anyone who might live in the home.

What safety factors are we talking about? Hazards and defects. These types of issues can pose serious long-term effects to the home’s structure and to the health of those living in it.

To determine if a home meets the VA requirements, it must be evaluated by a certified VA appraiser. What are some of the issues an appraiser might find? We’ve listed the common ones below:

Foundation Issues

Like any building, a home is only as strong as its foundation. If you’re looking at an older home, this is particularly important. You want to make sure the foundation is not cracked or sagging in any place. While a small issue now might not seem like a big deal, it can cause serious problem down the line.

Mold

Mold carries with it some serious health concerns. It can cause allergic reactions, such as a runny nose, sneezing, nasal congestion, watery eyes, and a skin rash. Mold can also trigger asthma attacks in those who are allergic.

Drainage

The VA does approve homes that have “ponding” water. To ensure the home is equipped with the appropriate drainage, your appraiser will evaluate the property to ensure it is properly graded.

Can you request another evaluation? Yes. If you feel the evaluator made an error in some way, you can request another evaluation. However, it is important to remember that you will need to pay for the second evaluation. Unlike the first evaluation, which is covered by the seller, this one is paid for by you.
